1. Who we are
KindStay is operated by Utku Kocak (ICO 19897006), Bukova 435, 252 67 Tuchoměřice, Czech Republic. References to "we," "us," and "KindStay" mean this business.
2. Booking & confirmation
A booking becomes a contract once we send written confirmation. You are responsible for ensuring the names, dates, and number of guests on the confirmation are correct, and must inform us of any errors within 24 hours.
3. Payment
Direct bookings: payment in full on arrival, by card or cash, in CZK or EUR. For stays over €500 we may request a 30% deposit at booking. Bookings made through platforms (Booking.com, Airbnb, Vrbo) follow that platform's payment terms.
4. Cancellations
See our cancellation policy. Travel-disruption refunds (e.g., cancelled flights) are accepted with airline documentation.
5. Guest conduct
Guests are expected to follow the house rules. We reserve the right to ask guests to leave without refund in cases of serious nuisance, smoking indoors, exceeding the booked number of overnight guests, or wilful damage.
6. Liability
We carry valid commercial liability insurance. Our liability is limited to direct damages caused by our demonstrable negligence. We are not liable for: lost or stolen personal property left in the suites; missed flights or transport connections; inconvenience caused by short power outages, weather, or third-party service failures (e.g., Starlink).
7. Damage
Guests are responsible for accidental and wilful damage. Minor wear is accepted. Significant damage will be charged at cost, with photographs and an itemised invoice.
8. Tourist tax
The Prague-West tourist tax (currently 30 CZK per person per night, capped at 60 nights) is included in our published rates.
9. Force majeure
We are not liable for delays or cancellations caused by events outside our reasonable control — including natural disasters, government action, public-health emergencies, infrastructure failures, and similar. In such cases we will work in good faith to refund or rebook.
10. Disputes
These terms are governed by Czech law. Disputes that cannot be resolved by friendly correspondence will be heard by the appropriate court of the Czech Republic. EU consumers may also use the European Online Dispute Resolution platform.
